I'm looking at a house in Indiana. The asking price is 159,900, but the houses in the area sold for 120,000.

I bidded on the house for 140,000. would the appraiser, pending on the house, appraise it at the other house in the area or the condition of the house?...even though the others sold for 120,000. need to know what my options are for this deal.
